What's included

The complete install — start to finish

A new home install is more than dropping the home on the lot. It's a string of jobs that have to be done in the right order, by people who have done it many times before. We handle every step.

Site prep & pad work

Grading, compacting, and preparing the pad so the home sits on stable, level ground. The single most important step in how the home performs for the next 30 years.

Set from the factory

Receiving the home from the transport, positioning it on the lot, and joining sections on multi-wide homes.

Level & pier supports

Setting every pier and support to the correct height so the home sits true. The same job we do on releveling — done right the first time.

Anchoring & seismic bracing

Tie-down anchors and certified earthquake resistant bracing (ETS 107-G) installed per California requirements.

Utility hook-ups

Water, sewer, gas, and electrical connections to the home — done correctly the first time so they pass inspection without callbacks.

Skirting & finish

Skirting installation around the perimeter and any other finish work needed before the home is ready to live in.

Final inspection

We coordinate with HCD and the local agency for the final inspection, so the paperwork lands where it needs to without you chasing it down.

Permanent foundations (433A)

For buyers using FHA, VA, or conventional financing, we install permanent engineered foundations including 433A — meets lender and county requirements.

From signed contract to keys-in-hand

    Site walk & quote

    We come out to the lot, look at access, soil, utilities, and what's needed to get the home in. You get an itemized quote covering everything from pad to final inspection.

    Site prep

    Pad work, grading, and any preliminary utility runs handled before the home arrives. By the time the transport pulls up, the lot is ready.

  3. 3

    Set, level & connect

    Home gets set on the lot, leveled on piers, anchored or seismically braced, and connected to utilities. Single-wides 2-3 days; double-wides 4-7 days.

  4. 4

    Inspection & sign-off

    Final inspection coordinated with HCD or the local agency. We hand you a finished home, complete paperwork, and a property ready to live in.

What does a new manufactured home installation include?

A complete new home install covers everything from the empty lot to a finished, lived-in home: site prep and pad work, setting the home from the factory transport, leveling, pier supports, anchoring or seismic bracing, hooking up water, sewer, gas, and electrical, skirting, and the final inspection to sign the home off. We handle the whole package under one C-47 license.

How long does a new home installation take?

From the day the home arrives on the lot, a standard single-wide is usually 2-3 days. A double-wide or triple-wide is 4-7 days. Site prep before the home arrives is a separate timeline depending on what the lot needs.

Yes. We install permanent engineered foundations including 433A foundations — required for FHA, VA, and most conventional financing on manufactured homes. Pricing for permanent foundation systems starts at $6,500.

Will you handle the final inspection paperwork?

Yes. We coordinate with HCD and the local agency that signs the home off after installation, so the final inspection paperwork lands where it needs to. You don't chase agencies — we do.
