Park Readiness Report
Where your park stands today: permit status, open items, photos, and deadlines, in one clean PDF. Keep it on file or hand it straight to your owner.
Protect your Permit to Operate. We run HCD's own operator inspection as a mock — documenting every item with photos, tracking corrections to their deadlines, and handing you a report that proves your park was ready. Don't fail your inspection or put your permit at risk. We keep you ready, and we can prove it.
HCD — or the local agency that enforces in your area — periodically inspects the park itself: common areas, park-owned utilities, fire protection, roads and drainage, each lot, and the exterior of every home. Uncorrected park-responsibility items can lead to a suspended permit, and a suspended permit can stop you from legally collecting rent. It is the single biggest compliance exposure a park owner carries.
The fix isn't to scramble when a notice arrives. It's to stay inspection-ready year-round, with a documented record that proves it. That's exactly what this service is built to do.
Every common area, park utility, lot, and home exterior — checked against HCD's own operator inspection list, the items you're responsible for as the owner.
Pass, fail, or not-applicable on each line. Anything that fails gets a photo, a severity, and a correction deadline — so nothing is vague and nothing slips.
A clear, dated record of exactly where the park stands today, plus a private online portal where you can view it anytime — no app to install.
Re-checks on open items and a correction log that proves each one was fixed by its deadline — the paper trail that protects you if you're ever challenged.
Where your park stands today: permit status, open items, photos, and deadlines, in one clean PDF. Keep it on file or hand it straight to your owner.
A private, read-only link to view current status, findings, and reports whenever you want. Nothing to download — just open the link.
The dated chain showing each item and the proof it was corrected on time. Your defensible record if you're ever audited or challenged.
Park Compliance is a new service, but it stands on a long track record. Over 25 years in the mobile and manufactured home business, owner Clint Dotson has installed more than 800 new homes straight out of the factory. You're not getting a generalist with a checklist — you're getting a C-47 contractor who knows how these parks are actually built, wired, plumbed, and anchored, and what an inspector is really looking for.
That experience is the difference between a report that lists problems and one that tells you what matters, how serious it is, and how to fix it before it costs you your permit.
Request a Park AssessmentWe're based in Central California and cover the seven counties below. We'll also travel beyond them — anywhere in the state — when the project justifies the trip.
Every mobilehome park in California must hold a current Permit to Operate, issued by HCD or the local agency that enforces in your area. If park-responsibility items go uncorrected, that permit can be suspended — which puts your ability to operate and collect rent at risk. Staying ready, and being able to prove it, is the whole point of this service.
No. We're not the enforcing agency and we don't issue official notices. We walk HCD's own operator checklist as a mock inspection, so you can find and fix park-side items on your own terms — before an official inspection ever happens.
Our Title 25 home inspections look at an individual manufactured home. Park Compliance covers what the park owner is responsible for — common areas, park utilities, fire protection, roads and drainage, lot equipment, and the exterior of homes — the items that appear on HCD's operator inspection.
Central California: Kern, Kings, Tulare, Fresno, Ventura, Santa Barbara, and San Luis Obispo counties — and beyond. We'll travel anywhere in California when the project justifies the trip, so reach out even if you're outside these counties. Call (661) 339-8050 if you're not sure.
